One Ten Westminster is a new high-rise project in Providence, Rhode Island scheduled to be completed in 2007. Located at the address 110 Westminster Street, the 40-story 520-foot (158m) One Ten will contain luxury condominiums and claim the title of the tallest building in Providence, supplanting the 26-floor Bank of America building that was finished in 1927. It will also be the tallest residential building in New England. Using the criterion that skyscrapers be at least 500 feet (150m), this will be the first building in Providence to qualify, by height, as a skyscraper. The condos offered will be priced between $400,000 and $2+ million.
The nature of its location precluded the use of traditionally driven piles driven into bedrock out of fear that the nearby historic buildings (including the Westminster Arcade built in 1828) may be damaged from the vibrations. The foundation instead will be comprised of 55 caissons which require drilling to bedrock to implement, but will pose minimal risk to adjacent edifices. Additionally, in the interests of historic preservation, the neighboring 35 Weybosset Street building will be incorporated into the design of the new tower.
One Ten Westminster marks one of many recent projects in Providence providing housing aimed in the luxury market. Other large luxury condo projects in the city include The Westin Providence and Intercontinental's Waterplace. While many are skeptical that the Providence housing market has the demand for so much high-priced housing, developers of One Ten have maintained that reservations for the condos are filling at a promising rate and that the demand is there. Those who believe Providence has a deep luxury market point to such factors as the commuter rail to Boston, which enables Boston workers to evade still higher prices of housing in Boston, the addition of new jobs to downtown such as the recent move of the GTECH world headquarters, and the recent nation-wide trend toward condo city living.
It has been recently announced that One Ten Westminster will no longer be exclusively a condo property. Approximately half of the building will now be a W Hotel. This has caused many delays in construction
