Campus Bay, Richmond, California

Campus Bay is the area between the San Francisco Bay, the Richmond Annex, and Point Isabel neighborhoods in the city of Richmond, California.
It is a contaminated former industrial area, flanked by the former Astra-Zeneca Industrial Complex and UC Berkeley Field Station Richmond. The city has, however, sued both the company and the university for contaminating the area beyond both federal and state standards and for the cleanup; the city won. Now the area is being transformed into a mixed-used comemrial and residential waterfront neighborhood by the Richmond Redevelopment Agency. The area receives its name from the word campus in reference to a school campus, like that of nearby University of California, Berkeley, which had a field station here, and bay from its immediate proximity to the San Francisco Bay. The area has truly incredible views of Marin County, San Francisco, and the Golden Gate Bridge, however these disappear with fog and are almost never visible in the winter or the early morning. Presently, 1,330 residential units and one commercial building have been approved for construction. There is some opposition by the Richmond Annex Neighborhood Association which lies across the freeway (Interstate 80) on higher ground because of proposed office towers that would obstruct their views and affect their property values. Moreover, they are very concerned about the large area that the community will now encompass and the traffic it will add to the burdened I-80, which is already one of the Top 5 most congested segments of highway in the country.
