York Regional Road 65, or Warden Avenue is a north-south road in York Region, Ontario, Canada. Warden Avenue loses its York Regional Road status at York Regional Road 32.

- Municipalities: Markham, Stouffville, East Gwillimbury, and Georgina
- Length: 52km (within York Region)
- Transportation: Mainly TTC Route 68B; Viva Green, Viva Purple, Viva Pink, and YRT Route 40 also uses portions of Warden.
- Attractions: Warden Centre, Power Stream Markham Offices, Motorola Canada Headquarters (part of Downtown Markham), Downtown Markham sites, Hilton Suites, Markham Civic Centre, Markham Theatre, Unionville High School, Markham Town Square, Warden House, Bruce’s Mill Conservation Area, Rolling Hills Golf Club, Emerald Hills Golf and Country Club, Pheasant Run Golf Club
- Road status: Recently widened to 6 lanes from Steeles Avenue to Apple Creek Boulevard to accommodate anticipated traffic Downtown Markham will bring, 4 lane road from Apple Creek Boulevard to 16th Avenue, and a 2 lane rural road from 16th Avenue to Baseline Road
- Zoning: Low density residential and commercial from Steeles Avenue to 14th Avenue, medium density commercial at the intersection with 14th Avenue, high density residential and commercial is beginning to go up in Downtown Markham (Warden Avenue from Highway 407 to Highway 7
- Additional information: Warden Avenue is one of the busiest roads in all of York Region. The section between Apple Creek Boulevard and Highway 407 is also jam packed on weekday rush hours due to the amount of traffic heading north or south, depending on the time of day, and the amount of traffic lights on that stretch (total of 5 in a 1km stretch).

Recently released statistics from Town of Markham indicates that the portion of York Regional Road 65, between Highway 7 and Sixteenth Avenue has the third most traffic volume in all of the Town of Markham. The average vehicle pasts that area is as high as (AADT- Annual Average Daily Traffic)14000 per day.

Warden Avenue is served mainly by TTC Route 68B. Since it is a TTC route in York Region, it means that you will have to pay another fare when crossing Steeles Avenue, both ways. Other routes using portions of Warden Avenue are Viva Green and YRT Route 40 (Unionville Local).
